I did this with a tenant who was/is still going to nursing school.

I try to stay about 50% right now but if the mother of all deals came along I would consider more as long as what I am leveraging still cash flows at the new payment.

People have short memories and think stuff like that will never happen again......personally I would never buy in those areas unless I'm flipping it and moving on.....no way would I buy a long term buy and hold there.I just sold my property in Kingwood.....flooded all around the neighborhood but not near my property...it was a stressful 2 weeks..... really don't want to do that again....dodged a big bullet with no flood insurance and I'm not counting on dodging mother nature again

First let me start by saying that my I am a register nurse. so in nursing there are travel nurses what these nurses do is fill the gap in a hospital that calls for them they travel across the country do 13 weeks contracts. now these nurses get payed in stipends which usually they are given around 830 of housing per week.

Even if she tells you today that her mother has given her the money do not let her move in.

So far I've complete a medium level rehab on a dilapidated property (Middletown) that's been in my family since the 1950s/1960s  which is currently a rental property I manage for my mother, done a moderate amount of repairs on her house (Middletown), and purchased my own fixer upper (4 unit house-hack in Caldwell) where I've done a full rehab on one unit and medium to light work on the other units.

After a few phone calls between the previous owner and my mother it appears she is clearly avoiding to hand over last months rent.

I finally bought a 3 bed 1 bath house that has a mother in law suite attached to it.

Im new to it all 👋🏼🤙🏼     Im 26 years old was born and raised in the beautiful San Fernando Valley and have been in a relationship with soon to be beautiful mother to my future baby boy.
