Exterior/Interior Paint, fixtures, etc.These buildings were constructed in the 1960s with steel pipes and much of the plumbing has been replaced as needed including new supply lines in the ground and new sewer pipes under the slabs.Ongoing maintenance costs have been pretty consistently high on this project, but the rise in rent over the holding time has been a saving grace.

I didn't do an exhaustive search, so this location is just an example.I'm considering either Reno or Las Vegas, but Las Vegas looks like a better location for this, since it has more direct flights to other international airports, and has more visitors to generate STR income.

For colleges with a large international student base, MTR can work because parents will stay longer, but for short-term and likely for UTA, short-term would work, but also would expose you to way more occupancy.
