A giant part of that is pricing. 

Calls should be handled by a live person, email and texts should hear back within 5 min during business hours and 1 hour unless between 10 pm and 6 am (those should be responded to by 8:30 am weekends and holidays included).

This happened last year on a Triplex deal we had that closed on a Friday with Monday being the holiday. 

I think that's the only reason she ended up disclosing the ESA before signing the contracts and then just moving in and showing up with 2 giant dogs.

The PM contacted me almost monthly to resolve an issue with this tenant and I knew when a holiday was getting close because she always had to have an issue.  

If they decide to install a new roof on the house, but only get through the demo phase, and quit before a giant monsoon, etc. how am I protecting this down side?
