That lease will have been used in eviction cases for years, all sorts of disputes and added too and massaged by the lawyers to fit what they need. 

With the volume of projects we produce, we aren't in the business of massaging sites over the long term.We need to build within the next 12-24 months, or sooner, merchant build style apartments deals.

And you can be a gentle waiting presence constantly reminding him that he has a willing buyer whenever he makes the price attractive. 

For less than $500K I am getting the following 2 Houses--3/2 mobile home - my family home -- 4/2 Metal home - Airbnb 1: similar properties average $6K/month.            2 separate garages ( one is ready to convert to extra master - has windows, insulation, and ready for paint)1 Shop - 1,200 sq ft metal building with electric, plumbing, and water -1 Shed with toilet - wellness spa ( I am licensed esthetician/massage therapy)3 - 600 sq. ft. 

The first couple years I heard this, I would try to gently bring him around to the realization that this pattern kept happening and the common denominator was his portfolio and his expectations.

I'd like to gently approach my friend to see if I can buy the house but not sure how this works with a reverse mortgage. 

There was a gentle men that mentioned he had some that he knew in the Sacramento and Davis areas, and I am sorry I forgot his name, however these areas would work for us.  

These tenants will make their next move into an assisted living, some are very price sensitive, under market rent, and/or not really and truly able to fully care for themselves or their spaces and we generally try to gently nudge these tenants into more 'assisted' living situations be it with family or professionals.

My experience is hardwoods help sell houses if they are in nice (used gently) condition or better.
