Ok, I haven't posted a new forum topic in a while...I brought my team out today to do driving for dollars and on our last street we are turning around in what I believe is a church.I see a woman dressed nicely (there are flurries outside) in the parking lot of this private property lot we are turning around in...So I give her a wave of acknowledgment and a smile.As we are turning around (Me, a woman team member sitting shotgun, and my two other male team members in the back seat) and my navigator says, "I think she is trying to tell you something."

When you realize that these agents are applying for a job, you will intentionally notice things about them that you wouldn't be thinking about otherwise; their appearance (are they groomed and well dressed or are there pizza stains on their t-shirt and shorts), are they knowledgeable in the field of real estate (if your agent cannot explain how the whole process works in their listing appointment, move on), how responsive are they (if it consistently takes 3+ phone calls to get ahold of them during normal business hours, do you expect them to answer the phone when the perfect buyer wants a showing during weird hours- probably not and you are going to miss out on a sale).

@Donna Welschmeyer You can dress them up with applied moldings to mimic the look of panels but it's a fair amount of work and never looks completely convincing in my opinion.

I haven’t delved deep enough to fully understand their target profit margin, but they do a really beautiful job with all of their rehabs - gleaming hardwood floors, kitchens dressed to the 9s, updated outdoor masonry, etc. which leads me to believe they must be somewhat selective with location (Baltimore still has some 16,000 vacancies) and sure of good resale value.Anyway, the title of the role is ‘Property Research Manager’.

These guys make me tons of money, and I them, but the greatest thing about it is at 36 years old I can show up to a closing, dressed in a suit, on a huge house where my accountant, also dressed in a suit, and I will make good money and still remind him of that time he pissed in his luggage at the Kentucky derby 16 years ago!

One time I came down and some of my stuff was missing from the dryer (a dress, some underwear).
