Now if we take into consideration the recent cut in the Federal Funds rate and rhetoric that there is a possibility of 2 more rate cuts before the end of the year, what are you waiting for to buy your next (or first) property???????

The same has now occurred with the Team Lead who has shared that my Realtor lacked experience and may’ve had ill intentions of getting greedy with deals that they started to cut the Team Lead out completely.CURRENT STATEThe Team Lead has asked me to sign a new contract.

Getting pre-approved gives you a serious edge in securing deals faster.

You can probably "find a guy" for cheap but they will spray everything (blow and go) and cut corners.

But ignoring the safety of your guests could cost you everything that you own. 

If you just want to throw out a general amount for safety, I would say 15k, but there is a lot of good advice above on how to judge it.

With the .5 point cut, I think the rates already dropped in anticipation of this happening, but not sure if anyone has further insight into this?

The FED went BIG with a half of percentage rate cut at today's meeting and indicated an additional .5% before the years end. 

If you only have 10% down, you are cutting yourself really thin.
