Ca was epic my brother lives in Lake county and worked the fires thousands of homes destroyed in that county alone . as sad as it may sound some of these folks may simply have to migrate to areas that have affordable housing and plenty of it.there are many rust belt cities with thousands of vacant homes Literally .. most if not all could be bought for very low dollars and made livable.

Now I still fund stuff in the upper mid west rust belt that hits 1 and 2% with minimal social drama but these are all over an hour from a major metro area.. and they are in areas were appreciation is really depreciation and cash flow is the ONLY reason to own them.

We took a look at the house yesterday (entire block was closed off from traffic for the clean up and dumpsters, etc), and not only is the electrical panel cover rusted, but I am sure the HVAC ductwork/furnace/water heater were also all submerged, along with the central AC condenser outside the house.
