Hey @Laura NA - It's probably both you and your realtor, but if you are even asking the question about your realtor that means it's probably time for a new realtor.I think the most important you can do that will this situation is come up with a crystal CLEAR buy box for your property. 

They check the exterior each time and seal any new holes, make recommendations about anything I might need to do to help prevent pests, place bait boxes around the perimeter and will go inside if needed.

If you do platinum like I did they will put all notes in a "box" file on their platform, upload all of your entity information and you have lots of legal forms to use.

Not a lot of houses come my way on Zillow or my realtor that fit into my buy box requirements.

Well, that opens Pandora's box when it comes to tax consequences/strategy.
