I’ve always been interested in real estate investing but it has been more of a wish rather than a goal with a clear plan of attack.

Now that I'm unable to maintain it I'm thinking of selling an buying 2 condos north and south 1 primarily for living and one for 2nd home  I know 2/3 is going to be capital gains and some getting to be written off for work done, what would be my best route to attack my problem Bite the bullet and pay the capital gains / really don’t want to go 1031 because I think I’ll be back in the same position 

I'm not a sheepish person, I have a combative personality and surely they realize ANY attack on my house or family will receive a response. 

Another plan of attack you may not have considered would be simply selling it As-Is.

In order to attack that they have no choice but to make it an "intent" issue. 

I would say find a CPA now and have a conversation to have all your questions answered by a professional and then you can have a solid plan of attack, and you’ll be one step of the game come tax time too.

Hi guys,I have inherited this crazy tenant, he seemed nice in the beginning but things seem to be getting weird with him.Lets call him "crazy Joe"Crazy Joe texted me that he is going to  "put into a hospital another tenant (lets call her Suzie the neighbor)", and he thinks he should start getting violent with her , he also texted me that ALL tenants from the building (not just  Suzie the neighbor)  will be out of the building...Crazy Joe says that Suzie the neighbor attacked his wife, but when I called police they refused to  give me any info...

I would also assume that in the event of a lawsuit the LLC would prevail as opposed to personal property being attacked. 

As the race went on, I wasn’t having any pain so I started gearing up and attacking the course.

How would you attack this?
