@Yusuke Koike if damage was that extensive where the unit is not habitable, check your state/local landlord tenant laws as some just require you let them out of lease, return deposit and refund rent for any time they’ve paid that they can’t live there.

Some cards claim to send a notification to the bureaus any time the balance hits zero, but it is more likely they won't report until the next statement cuts, so you need it to be reported to whatever bureau the bank pulls from prior to them running your credit.

In the long run, you'll be further ahead, but in the short term you will be putting in a lot of money and not getting anything back.Giving them 1 year's notice that rents will increase and letting them know they can move out at anytime with 30 day's notice will give them time to find a new place.I'm also assuming you aren't in an area where there are caps on rent increases.
