All this turkey does is charge you for some "training," so you will be "prepared" when you go out looking for lots for him, but curiously, he buys none or very few of the lots he's sent.

Water you could have a plumber do it or do it yourself if you do the sub-meter route.

If you find you are unable to raise the money for an all-cash purchase, switching gears to Fannie will only work if you have a LONG time to close in your PSA or have many extension options (which usually require more hard earnest money.)

I'm not familiar with Canadian regulations but you should look into how you can get access to money if you don't have any.

So if you can time the market right, you can see appreciation here that you can’t find elsewhere. 

For real estate just start analyzing as many deals as you can so you get more comfortable and confident.
