You're right and expect to pay higher prices to if your properties are in Trulia dark blue areas. 

Lately I've been looking into Blue Ridge, GA, Poconos, PA and Bryson City, NC.

I am a newby and am looking to purchase a vacation rental property around Blue Ridge, GA.

@Peter Castrianni if the Smokies are out of budget for you then look towards North GA(Blue Ridge Area), or West NC over towards Asheville and surrounding towns.
