@Juliette Olsen1) Start with generis state or RE Board lease and adapt as you learn from the school of hard knocks.2) You may need an attorney to review lease changes to make sure you don't violate any laws and the clause is enforceable.3) Given your lack of knowledge & that you are OOS, it may be wiser to hire a PMC4) PMC's have their own leases and most handymen.

I have his number but haven't called him in 30 years......perhaps somebody knows something here.......Some of his material would make a great course for my kids school....that's how important his ideas are.........I know he had mentors too so I'm not giving him all the credit.........any feedback would be appreciated....thanks 

You mentioned in one of your comments that your daughter is still in school.

We always intended to move back but didn't due to kids in schools.

During these months, people are less likely to move due to the holidays, colder weather, and the school year.

I have a unique situation as I have lived rent free most of my working years, at a boarding school that provides housing.

I went to school at Mississippi State, but I'm out of the loop on the area in terms of rental property.

Would love to join, if my offer is accepted I will suddenly have 2 STRs because I spent the last year converting and living in a 35 ft school bus that I plan to list as a unique STR, while I house hack the new property(The property I put an offer on has an established AirBnB). 

We rent our own house over the summer for the 8 weeks the kids are out of school and live in a small cottage in wells for 2 months.
