., I just closed on a loan in the US for 30 Years at 4.5%. its loans which are Principle and interest. so the property is paid off in 30 years. these loan cash-flow the best as the payments are stretched over 30 years. there are also 25-15 years loans.Saying that, they are not so big on interest only loans, infact these are hard to get on conventional lending, more common in Commercial loans with balloon payments.In NZ, for awhile the longer Fixed interest rate was 7 years, I think it was offered by BNZ.

In my short time in real estate, I've already seen too many people stretch themselves too thin on the hope that real estate is their road to financial freedom. i think everyone should do some self analysis and confirm that they are willing to put in the time and effort before starting any program.
