They will pull a personal background report, will check IDs and question your current living situation.

I actually also had the same situation.

I am all for owning your own residence, but really it comes down to your current situation.

Don't get me wrong, there are plenty of terrible landlords out there, but deciding that you are victim of life's circumstances certainly won't improve your situation. 

And yes this is a 1 in 1000 situation but plenty of other disasters could happen and having the right insurance policy is huge to protecting down side risk.
