Some rough numbers , Price $520K add 15K closing = $535k  New windows and siding $40K = $575k overgrown lot and landscaping $5k =$580K  Kitchen , bathrooms , paint , flooring $60k ( on the low end) New deck it was rotten  $20K They are now in at $660K  This doesnt include holding costs and what ever I missed .

The property needs a new roof, windows, drywall, electrical, bathroom, etc.

Let’s say the investment window was 5 years to cash out.  

Thinking cut trees down, paint eaves, trim and window frames white.

We have hired contractors for new windows, foundation work, roof work, etc. 

The property had window AC's and a gas fireplace upon purchasing so we immediately had central heating and AC installed.

Redo your window and door caulking   Glaze your windows and get heavy curtains for winter and summer.11.
