The title company takes that, distributes the purchase price to the seller and the remainder to you.This is WAY WAY WAY over-simplified.

I dont know if State Auto services your area, but ive personally had luck with them for their extremely simplified and low rates on home policies

I guess another way to over simplify it would be i'm thinking of the monthly payment as two parts: loan repayment + taxes (forget insurance for now).
