Rent growth has been flat over the last year so you need to account for flat rents near term.

Most any major metro area is going to have good demand for medium-term rentals.

I am a buy and hold Investor in this area, for sure!

Always want to use the 1% rule and seeing the long term potential is my sweet spot.

I recommend targeting emerging neighborhoods with strong long-term growth potential, where property prices are still affordable but demand is on the rise.
