I am just getting started in real estate, and I am setting up my Fall 2016 like a school semester.

I work 54 hours a week so another job is guna be hectic, especially when school picks back up this coming semester.

@Cody Begg Are they vacant because it is end of semester or have they been vacant for some time?

Students typically do need help... but if their lease is only for the semester or term, that may cause some vacancy issues unless they actually live in the area when school isn't in session.

I'm a student until the end of 2015, and I'm not going to be able to work full-time during my last semester, but I will still have enough spare time to keep working (I do freelance web/graphic design, and photography) and attempt to start my REI career.  

I guess he's able to get around the "fair housing" laws because he's marketing them as student housing so he doesn't get regular Joe's inquiring about them. 2) His leases are per college semester and he has parents co-sign and puts them as the primary3) He doesn't do any background checks.

I know landlords who accept semester payments, it is common in our area for students but not the year so this does stink. 

I looked up the REIA near me already, I plan on attending meetings and meet ups as soon as this semester ends (a few weeks from now) because I'm busy during the week with class.
