I've been eyeing land in Central and West Texas, and they occasionally have some interesting opportunities, but some of them seem too good to be true. 

Number of units, kitchens, etc.If these things were disclosed it would seem that things should be OK. 

I'm currently looking at using a VA loan for purchasing a duplex to live in one side & rent the other.However in this market, it seems like even after I move out & into another property, most of the duplexes I've looked at won't be positive cash flowing, or break even.

Hi Puneet, I currently work with a property manager and there seems to be so many moving parts within this business. 

There seems to be good rent/price ratios even at the top of the market. 

I am considering going for a lot split, but there seems to be no one in my jurisdiction (Poway) that has done one.  

Deals like this can seem elusive, so insights into your process would be appreciated!

The good ones always seem over time to move on or disappear.

I learn something new everyday it seems.

But the $2300 down payment, $2500 over asking and paying the fees seems, not quite right.
