They are literally ten times better, more experienced and more professional than most of their peers - and will still loose out to a consumer who has a friend of a friend with little to no experience!

If you ask the manager to justify a fee and he starts hemming and hawing, move on or require them to remove the fee.

We just had an eviction thrown out from over a year ago on a property we manage, (eviction was not done by us) the judge communicated that an eviction is only to remove tenant from the premise and restore your possession. 3) I'm not sure there's a perfect answer here but what we do is include a clause in our lease that we will move the items to storage for 30 days and the tenant can pick them up at their cost. 4) May be worth it but most of the time it is not in my experience.

Would it make more sense to live in old side and work on it while living there and still make rent on other side while losing out on being able to claim expenses as tax deductible or live in updated side and loose out on rent for about 4-6month(1300/month) but be able to claim all expenses as tax deductible.

The market rate for a full-service STR co-hosting company is 25% gross after cleaning fees.On average the following would be included... 24/7 guest communication, vender oversight, weekly updates on the OTA listings, make sure maintenance and deep cleanings get done...but owner pays the expense, stain removal on linens, marketing the property, keep supplies stocked...again owner pays the expense, keep property guidebooks updated (digital copy and hard copy), security (locks, cameras etc.) oversight, bi-weekly pricing software management, walk the property regularly, provide monthly reports, and obviously any guest problems that arise time to time.

If 2x, 3x, 10x the # of burger trucks flood onto a given street to offer burgers to the people, to meet demand 1:1 it has an economic effect of competion driving prices to REMOVE any bloat, any false margins, right.
