If you dont stay in contact with your past clients, send them reminders that you are still thinking about them or do something to let them know that they are still number one in your book, they start to ask themselves why am I doing business with this person/company.I dont want to sound like a salesman here but these are what I personally feel is wrong with the real estate industry.

Personally, I think that we should ALL start writing to our congressional members, and remind them we voted their butts in and that they work for us.

I addition to the great input provided, one practice that that I put in place that yielded great dividends (rent getting paid) was as soon at the rent was late I would schedule a "safe and clean" inspection so that I had a reason to get into the property and remind the tenant(s) that I was not going away.
