Turnkey rentals are a fantastic option - new builds or completely rehabbed homes, tenant ready, some tenanted, systems with 10 years of life remaining on them and property management teams in place -especially in the Midwest and Southeast of the country!

Arv is about 800k so 75% should cover both and will remain cashflowing.

Sellers who are still on the market in Nov/Dec tend to be highly motivated and prices start dropping.

It is understanding possible sellers motivations.  

As a side note, Floridas current insurance issues are mostly caused by other factors besides the increase in severity and frequency of natural disasters however (roofing scams and no caps on lawyers fees for claims, both results of bad government policy that resulted in most insurance companies leaving the state and the remaining ones raising rates to account for having to pay for all of the roofing scams and absurdly high attorney fees on simple claims). 

One common theme on the forum that I have noticed is that reators who are active in a certain markets keep pumping their narrative and bias which puts me off as the motivation is at question here.
