I was consistently nailed for loose hand rails, smoke detectors with the batteries taken out, Fire extinguishers out of date or not in place, loose door knobs, typical renter mentality stuff, the lines in the parking lot were not dark enough one year.

I can make an argument for high inflation or for deflation (negative inflation, a much worse situation that it would seem.)For example, my assessment is that Denver prices are still about 15% ahead of where they would be if purely driven by inflation.

That's pure luck.

The company is a world leader in the industrial batteries business. also, they have been buying up competition while maintining a strong balance sheet i.e. low debt.

The fact that the duplex I'm in now will show decent positive cash flow once I rent both sides happens to be pure luck!
