Contract law can have real teeth and being sued for specific performance could be compounded if the seller has other actual damages.A law professor once told me "We can't make you buy the house, but we can make you wish you had."

Besides, contracts, union arrangements, etc. have a way of deteriorating over time, so don't make a decision based on expectations that may not come to fruition.FWIW, I have an MBA in Finance, and one of my grad school professors was sufficiently impressed w/ me that he encouraged me to get my Doctorate and go into academia.

I guess I am just too economically immature to really see the forest for the trees in regard to synthesizing the conflicting views and predictions of various economists, including the Wiedemers who have made many unambiguous and harsh assessments and predictions, Dalio who produced that video and who is a successful hedge fund manager, this professor Fullenkamp I have been reading up on, and Krugman whom I am aligned with politically.

On the flip side, my college Bachelors of Science in Busines Administration was real estate focused, and it's hard to compare to the education received in person from a professional professor; however, with skyrocketing college tuitions, I wouldn't recommend the university system for Real Estate education.
