I'm not a registered lender so max I could charge is 10%, so the risks are definitely not worth the reward, but maybe we could do a joint venture or figure out a way for me to get paid?

That could be OK, because they stay on my site click around browse pages and google rewards me for this.But facebook or twitter.. is horrible because if you attract the wrong traffic, people bounce and google will think your site sucks monkeyballz, and guess who will go down in ranks.That is why you want organic traffic from the right keywords.Look at my average time on page.I heard that the average time on page for investors websites is about 45 seconds.

The effort/reward ratio is too high out there. 

Mentorship is fun and rewarding and most people are saints so this guy is likely doing the best he can for you.

The ones that understand that when they do right by you, they will reap better rewards long-term are actually not as prevalent as you may think.

For me, investor profil has to fit the risk/reward ratios of the deal (Be clear with him, if this is a value add deal, stabilized asset etc...

I would imagine getting 10% on your money from cash flow and doubling your money within 5 yrs from a refi would be a great deal for being passive or do they stay in the deal reaping even more long term rewards.

That is ludicrous and unsafe.And the entire banking system and structure is continuing to reward risky behavior.
