The properties were not PURCHASED below market value; work, renovations, and positioning over time (the next six months) increased the property value.  

They're already there and given the holiday season, probably the traffic is light, so you can chat then up for 10-15m about the area, rental class, as well as any remarkable developments in the area that would positively impact that home/area.

@Julian Martinez The good thing about your position is that if you decided to sell the property you can qualify for the 121 exclusion, and qualify for a 1031 exchange.

You want an accountant who can help you strategize and who is responsive when you want to know the consequences of the financial decisions you are making throughout the year.There are over 20 real estate accountants on this site.

We see people thinking they will make the quick buck.We also had a second position loan we foreclosed on and the buyer did not realize there was a first position loan - they called us wanting their money back.... 

Given the nature of small towns, we have personal relationships with multiple members of the board which we believe positions us well for success but of course there is still uncertainty.

Has anyone bought an investment property in the California Bay Area recently that could help strategize any ideas on how to move forward?
