Hi,I've been pondering the current high interest rates and wondering if platforms like this or the marketplace offer avenues to secure a smaller mortgage, say in the range of $250,000 to $300,000, at more attractive interest rates.

Here are some of my cap ex estimates to ponder: Kitchen $10K, 20years: $42/month (note on kitchens alone your cap ex is $126/month for the 3 units), hot water heater $1k, 12 years: $7/month, roof (years and cost vary by materials but they end up being somewhat close to the same annualized costs): $20/month per unit for ~1k foot unit, etc.I suspect you will have more years like this one than you will have with significantly lower expenses. 

Lifestyles Unlimited brags about having no BBB complaints, I am pondering ruining their record.Ironically, the new contractor who I am having to pay $3050 to correct the screwed up work of Scott Flynn, is his previous boss.  

So I am pondering if I can get started with cash and then switch strategies down the road.

Just ponder on this for a moment and see if it’s “worth it” to dig deeper and get to know your desired market better to compete against the local veterans.Real estate flipping/investing is definitely not easy as it looks. 

That is something I have been pondering for a while now.
