I'm usually pretty good at delivering bad news, but I feel somewhat guilty.

In this court of law you are guilty until proven innocent; your loan application is unbankable until proven feasible.All in all - the project profile should still serve you well.

I find spending money on one of my personal interests a waste of time and money, and get incredibly guilty for spending  that money on myself.

Oregon has very strict anti equity skimming laws.. if accused of that and found guilty they make you walk the plank.. along with civil penalties.when buying a pre foreclsoure it can be done you simply cannot:1. rent back to the family that is losing it. ( which I think is pretty stupid)2. you have to share profits with them and are limited to how much you can make if you flip the house.3. you have to be a licensed foreclosure agent to work with them or have one rep you in the transaction.   

But network your team so that you know exactly what to expect and don't feel guilty asking questions...

First, I plead ignorance other than everything I can read about mobile homes on BiggerPockets and mobilehomeinvesting.net in about 3 hours time

She says it sounds arrogant, but I am really pleading just for a simple favor, prove what I have said is wrong- so I can then change my opinion on a given matter and in that given matter not be operating on false data which will inevitably continue me screwing up. 

I'm guilty of sitting at my desk more searching through emails sent from wholesalers. 

I'm a newbie and may be guilty of posting and not responding to posts as much.

And I am guilty of that for sure as well. we all want to protect others.But in this instance and you don't see me RA RA ing on BP.. but this is a for real company.Whether the numbers work on the deals is another thing.
