Hey guys I am a huge fan of BiggerPockets and this is my first post on the forum.

So it's now like I don't recognize the potential of equity in real estate... but I'm just not a huge fan of equity plays for beginners - especially in today's "up" market where both mortgage rates and housing prices are way higher than in the past.
