Let's say you have a 3+ year relationship with a customer with $1M+ in loans outstanding and they've never missed a payment. 

I have no outstanding debts outside of my current mortgage which is $156k Just refinanced with a 30 year.

Simultaneously the people that freight lumber (rail cars and trucking) had to continue maintaining their fleets and without as much work available many of them downsized to stay nimble. 

Carpet is trashed, walls are damaged, doors ripped off hinges etc. security deposit covered rent but the rest is outstanding.

Hello All, Currently, i own a fleet of 65 trucks but I have been leasing inside of a few yards for some time now.The property should be between 7 and 10 acres in a light manufacturing zone or San Antonio.

Note San Diego historically has been outstanding for cash flow for the long term buy n hold investor.  

The slow boat in the fleet right now is appraisals, which have been swamped by demand and delayed by obsolete covid guidelines that they are still milking. 

If the couple still wanted the property when they learned this, they’d have to pay off the outstanding first position mortgage as well, which was in the ballpark of $40,000.
