This would be a gamble, but probably the cost of maintenance will be a drop in the bucket in comparison to new AC units.

Casinos tend to be very self-sufficient since people go there to gamble, drink, and spend the night.

But I cant gamble like that so I am acting as though that wont happen.

I deal with this literally every day of the week... title companies just don't record documents without crossing their Tees and dotting their eyes.. and on top of it.. even if you have clear and concise language in the operating agreement that allows a specific person to sign for the company ( like I do in all my LLC operating agreements) they still want other members to sign or sign resolutions.. they don't bother to read the operating agreement they just default to having all members sign.. and for me with off shore members that is impossible 99% of the time.. its quite funny how we argue this like I said every single week..

On the other hand, you may be willing to take this gamble because you are making enough money at your job that this is just a bonus.

People who know and trust you, AND are tired of the gambling of mutual funds, etc, will end up making good Private Investors for your business.

I certainly like my position.Development is BIG time gamble but when it works boy does it work..
