nice job and not far from me

Thinking of either making it a 4 -7 plex catering toward seniors who retire to the area, want the walkability of a nice DT area, golf, outdoors etc and need a summer home up north close to hospital systems etc.

I was thinking it would be nice to start a small network group and possibly exchange some deals!

You hold it long enough or pay it off faster, now you got a property for low initial investment with a chance of cash flowing a nice amount when I get older.

Most of my tenants are visiting scholars coming from all over the world.

Look for areas that are going to generate a lot of visits year round.

Well reviewed and my  management processes in place. and one of the nice things, I am out-performing my neighbors and close competitors by 20%. all with only the knowledge from here and from Avery's book

When we did it, we did score some great deals, but what we found was that we were visiting so many properties to understand our "strike price" (the maximimum we would pay for the property when taking into account rehab costs, hold times, interest on any debt, closing costs, real estate commissions, a contingency reserve for "unexpecteds", etc) that the math started to not make as much sense.

Best first property to buy IMO is a househackIf you have 150k in my market you have lots of room to buy a very nice duplex that is comfortable to live in a really separates you from the other unit

Maybe a really nice outdoor space with tv and fireplace?
