As you know investing out of state can be extremely nerve racking and most of all risky.

So, onto getting the inspection done.Exciting and nerve wracking. 

Also, I've done door knocking before (for a previous job) so I have a little experience with that and I think it will help a little with the initial nerves.

The nerve with me gets struck when all the TK providers get lumped into this "Paying a premium" or "paying retail" narrative, and it's not always true. 

The next step would be to further examine your spending habits and create more investable net income by cutting other expenses.
