I disagree, I had a time when my name and the name on the insurance didn't match and the lender was all over it, regardless of the on-time payments.Your best bet is to refi into a commercial loan that allows the LLC (if you've already purchased the property), or close directly with a commercial loan / DSCR loan.

So hard money loan in my name, down payment and carrying costs covered by her but we still need to meet to hash out the details.

My business is under a LLC but my properties are in my name.

There is a % fee for withdrawing and/or closing, but that fee is capped at $250, so overall the fee structure seems reasonable to me.I'm not sure if I'm allowed to post the company's name here, so DM me and I can give you the name.

I have to tell you, if you give something a name all of a sudden it is some fancy, proprietary type of thing that everyone wants to do.

Also, I have helped build my oldest son‘s credit where he can get a loan so the loan would be in his name.
