Hey Paul, I've done a few of these with buyers moving money from California to the Detroit market. 

It has to be sold prior to dissolving the company to clear the debt against it and free up cash.

For example, if the loan officer asks you what your monthly payments are and your mother-in-law moved in with you because she is struggling financially and you are paying her car payment, don't share that you are paying her car payment every month.

I'm sure the property was built before 1978, meaning in must have lead testing done before any tenant moves in and at every turnover.

My tenants moved in September 2024and has been defaulting in paying rent from November 2024.

We'd even be happy to move them into one of our (future) properties and just let them keep all/most of their rent income as free cashflow. 

Being mindful of when to sell can mean the difference between stalling progress and moving forward with more strategic investments.

Then, if you can trend over time you'll want to see where the "path of progress" is going/moving and attempt to buy in that path of progress to gain some appreciation in the future.
