I have put together a "packet" for the appraisers before when they come on-site that shares details about the property (rents, square footage, etc..) and I also share a few "target properties" (aka comps) that I modeled after as a "suggestion" to them.

I just checked it out and it looks like their basic model is $20/property and their middle package is 1% of revenue, which is not worth it in my opinion.

Regarding financing (and sight distance approval), maybe having your architect make up a small model with people and cars to help sell the project to the bank.This could be costly and of course there's no way to measure the effectiveness on their decision.
