a quick note on prices...i just bought a brand new garden sized tub for 5 bucks...i just bought a brand new matching set of stainless steel appliances (oven, otr microwave, fridge, and dw) for 1,000...i try not to pay retail

Washers/Dryers, Microwaves, Coffee Makers, etc. 1 button operation or super simple is best.

Water heater had issues too, and no electrical panel in the basement, and the vent for the microwave or lack thereof would be an issue, no guard rails, ALL KINDS of issues.

And presumably, the debt I had would mean that, once liquidated, the assets would have more equity for my family to inherent than if I never had the positively leveraged debt.To me, debt is just a tool -- no different than a hammer or a microwave oven.

I stay away from ceiling fans, microwaves, garbage disposals, etc because its just one more thing for them to call and complain about.

I've had to fix 2 toilets, multiple sinks, microwave, door hardware, stove burner ring replacements, window AC units, and random other crap.When this stuff happens, it's often late at night (when tenants are home the most to wear crap out) or during the weekends (again, when tenants are home the most using these things).

The dishwasher doesn't work and the microwave turns on when you open it.

Also the granite and sink came to about 1k, we purchased marble backsplash for about 400 and the stainless dishwasher/microwave and range were about 1200.
