@Sara Donohue I don't recommend buying land if there's not an actionable plan whereby the buyer can build.

What do you plan on doing with the puppies (once they are old enough to rehome-ie 6-8 weeks old)? 

I don't understand why  OP wouldn't just  either execute the plan as layed out, or.....just flip em or keep them and rent.

My developer client successfully defended the initial challenges and settled on this having PE rights, so he shifted the site plan to avoid the issue.

That is something that is growing due to the limitations of STR.MTR is something that will help you but you will have to be a bit flexible in the times that you are planning to come in.Management is cheaper than STR, but you have to consider other factors such as close to places where those MTR are in need.

Lilia’s breakdown of what to consider before investing is something I wish I’d read when I started.To add some color, I had a client a few years ago who purchased a duplex in Austin with a plan to hold for 12+ years.

At a minimum, having viable plans in place for development will make these lots more marketable and valuable to potential builders when we have conversations. 

Unfortunately I had a bad inspector who missed a lot which made it about a $60K renovation instead of what I planned for which was $15K.
