EDIT: Answered my own question.Pierce Countyhttp://www.codepublishing.com/WA/PierceCounty/html...King Countyhttp://www.kingcounty.gov/council/legislation/kc_c...So yes, check what the property is zoned for, if it's SFR only then you're boned unless you can get it rezoned but I'm unfamiliar with that process.

@Mike CumbieI do not know the legislation in SC (only ever rented vacation spots there), but here a tenancy >5-yrs is considered a long-term tenant and they are afforded additional rights under legislation when it comes to how high and how fast you can increase their rent.

I’m not asking if I should convert property I currently own to STR, the answer is probably not because as I have learned from this forum STR only makes sense in vacation destinations where it’s accepted and those cities where restrictive legislation or ordinance hasn’t been enacted, and competition doesn’t degrade rates to the point of no excess returns.So, if you don’t mind sharing, what’s your minimum and your target ROI for an STR?
