@Megan Clancy thank you for your reply1) I agree about not putting money in someone else's pocket however, given my personal situation + area i live in his justification is i don't even have money for a down payment yet, so why put all my cash in a property that wont wont ultimately help my buy a home quicker.

Thanks @Jason DiClemente The agent could be a part of the issue, I initially mentioned to the agent that I thought it was priced too high and the justification the agent gave me was it's in line with Comps at the top of the market, and that it also gave us room to negotiate on price if needed.
