Have you seen the Property Llama tool by Bigger pockets member Chris Lopez? 

Think about that, that means part of your payment goes out of your left pocket and into your right pocket.

Nope.. developers by and large are not going to cash you out and take the entitlement risk for such a small discount.. maybe 500k discount they would but not 100k.. not going to happen unless you find a developer that is not very bright and has money burning a hole in their pocket.

There are certain pockets on the east half of the city that are growing and have a lot of potential.

There's some alright pockets in: East Lake, Bessemer, Fairfield, Midfield - just need to know the ins and outs. 

It is tough to find and usually takes some work, but that's the pocket of the market that makes the most sense to me.
