The insurance would not be valid for two reasons:1) the insured “individual” is no longer the owner2) the insurance was for an owner occupant, not a rentalMost people DO change the insurance to reflect the llc as owner and as a rental.

If nothing else, put a few dollars in for giggles - most of us on here can afford to “play” with a little cash (whether that is $50 or $50k depends on you) Why on earth wouldn’t you play with something that can potentially triple your money in a week or two?

Then divide that cost by the amount of time between now and then and that's how much you should be putting aside for Capex.For general maintenance, the age and condition of the building will play into that.

Are you looking to bundle these or do them individually?

Some of the areas that we invest in have some clauses in their zoning forbidding more than 3 individuals unrelated by blood or marriage from occupying the same unit. 

You're worried about the defense you need to play, just play offense.

I'm actually in consideration of allowing an individual to conduct rental arbitrage with a rental of mine.
