@Al Costanzo I would look at KC, Indy (cash flow works for me, appreciation is just icing on the cake and not my focus).

@Jacob Beran realize that once a pile of plowed snow remains like that for a day or two, it melts, refreezes, and turns into one huge hunk of ice.

An ~30,000 SF building directly across the street from this one, which includes the hockey rink, a separate restaurant space, and retail space sold for $3 million just a couple years ago, which makes $2.5 million (or even $2 million) for this <6,000 SF older building seem high.  

My family and I come for shopping and lunch, but might as well stay and play while parents get a drink, then end with Ice Cream or smoothies, and if anything maybe hit a movie or something.

Just as in basketball, hockey, or football, even the greatest property investment players can only reach their true potential with a good team around them.

FWIW, I expect to straddle MA and ME for 6-12 months as an ice cold start in Maine will no doubt be slow.
