Hi Adam,You need to DEFINE the terms of the Walgreens lease and what cap rate the seller is trying to get.Memphis isn't Nashville for quality so there is a basis point spread on selling.Length of term left on primary lease, any rental increase in option periods, NNN or NN, ZCF ( zero cash flow property ), corner location and cars per day, if any store sales are reported for that location per lease requirements, is there a CPI cap in the lease, is the store 24 hours, sales percentage to rent ratio, size and shape of parcel, median household income, population growth percentage, etc.All of these items and more will dictate cap rate and who the buyers are.You can present it to Tim Marshall at 1031 Exchange.

The dog is always clean and well groomed.I think whether there will be damage or not depends on the people.Some things to consider:-I am more willing to accept a dog in households where there is one person who mainly stays home all the time.

Every household, roughly 13,000 get 1 delivered and then every business in the city (bars,restaurants, doctors offices,gas stations) get a stack of them delivered to hand out for free at the door.

I'd suggest doing it in this order as it's a bummer to pay for an inspector ~$300 just to find out the project isn't viable because of other issues in the financial or legal areas.The value of .35 comes from the ratio (in this case) of rented households / owner occupied households.
