And yes, a decent contractor can give you an accurate estimate with a single walk-thru...they don't need drawings and all the formality...though some degree of accountability is needed.

Way back then in Texas you could go straight to getting a broker license if you had enough points and with my degree I could get a broker license if I passed the test and I did and I kept it for about 30 years.
