And yes, a decent contractor can give you an accurate estimate with a single walk-thru...they don't need drawings and all the formality...though some degree of accountability is needed.

Hey guys,Just looking for some insight into the town of Corpus Christi as I am planning to move there for my next degree.

Since posting this, I've got a promotion and renegotiated my salary to 88k, something much more in-line with my degree. 

Way back then in Texas you could go straight to getting a broker license if you had enough points and with my degree I could get a broker license if I passed the test and I did and I kept it for about 30 years. 

Can I raise rents immediately or should I rehab to a certain degree to justify the rent increase.
