In Sioux Falls specifically, I would absolutely not want to own a facility down at the Tea exit for the reasons you mentioned, but I think facilities close to residential areas will maintain good occupancy numbers.

As a cash flow investment I'd definitely say it's a no-go.You would be looking at a purely appreciation play, I personally don't have an issue with that it's not my cup of tea though.

No charge for the actual meeting, but you are required to spend $3 for coffee/tea/soda, or purchase a breakfast for $12 to attend.There are a few other groups here and there in KC, but MAREI and Winbury's group have been the most consistent over the last few years.
