If you are considering something like this get a lawyer involved to help guide you as this isn't entry level stuff.

I am trying to help you avoid the traps that all of us have fallen into.Your bravado is wildly misplaced and your biggest problem is that you are ripe for the picking by any guru or JV partner right now because you think you know a lot more than you do and you only want to hear the nice, warm stuff.

not a fan. people are getting tired of having to always enter contact information to use stuff. guests just paid decent money to stay in a rental, and you should already have their information (email) in some way or form. just my personal opinion

Folks with deep pockets are more then willing to buy stuff at 4 and 5% cap rates right now as is.

I've never tried landbanking for years like that, but I have done some value-add stuff to force appreciation.  

My plan is as follows:Keep stuff in my name so I have more lending options and better rates, including credit unions. 

We've been doing a lot of work on the house but most of it has been minor cosmetic stuff.

Take classes and watch videos on how to fix stuff.
