This influx of workers will naturally drive demand for housing, retail, and other services in the surrounding areas, especially in smaller towns and cities that haven't seen major growth in decades.

There is a real dearth of available rentals there right now and the new builds can't keep up with demand.

Single-family homes, however, appeal to investors and homebuyers, giving them broader market demand and more potential for appreciation.The bottom line: When deciding between multi-family and single-family properties, focus on actual net cash flow, not dogma.

I like the idea of diversification of my investments and I love the strategy BAM has articulated: the focus on properties with below market rents in growing areas with jobs and good schools.

On a side note: As a new investor myself I am looking to grow my relationships, especially with contracotrs, and would love to hear about your work.
