I can get into a cross walk in front of a speeding car about to run a stop sign, legally I'm right, but that doesn't make it a good idea.

Are you fully up to speed on the different analysis you would do for flipping rather than buy and hold?

I am an investor friendly Realtor and understand that speed  is important in selling a flip or rental .

The old ones were all one speed all on all off flame throwers,,,new ones have different stages for low and high heat demands.

Im not an expert at the process and sometimes have to hit the internet to speed up on what the process is but I can honestly say I've only ended up in court a handful of times after going through the whole process.  

Background Check: I currently hold a security clearance, and have ZERO criminal history (minus a handful of speeding tickets as a teen).

Google is a great one ;) Also I use upwork to find virtual assistants to automate some parts of my businesses.I also listen to a lot of podcasts (at X2 speed) some related to BP but also other business/entrepreneur podcasts which give me some other ideas and view points.

You can do searches in the box in the upper right to go through old forum posts in order to speed up the process.

When you hire good contractors and tradesmen, you are paying for quality and speed (keyword: good!).  

It is good to have a few buyers identified before you try to wholesale flip because these sellers are in a HURRY and if you aren't able to offer SPEED (10-days to close) you are the not the solution to their problem.In general, I think this is one of those questions that prevents you from moving forward.
